A roof replacement in North Jersey is decided by three things that have nothing to do with the shingle on top: what condition the decking is in, whether the roof is properly ventilated, and how well the flashing details are executed. Written scope and fixed price

The estimate spells out layer count, whether re-decking is included, ventilation work, ice-and-water coverage, and how any low-slope sections are handled. A fixed price means the number does not move unless you change the scope.

Permit and scheduling

We pull the municipal permit and schedule the required inspection. On tight lots we plan dumpster and material placement in advance so your driveway and your neighbors' access stay workable.

Tear-off and deck repair

Everything comes off to the deck. Landscaping and siding get protected first. Any compromised or inadequately spaced decking is replaced now, at the price already quoted, not as a mid-job surprise.

Install: underlayment, flashing, field

Ice-and-water shield at eaves, valleys and penetrations, synthetic underlayment across the field, new step and counter-flashing at every wall junction, then the field shingles with the manufacturer's specified nailing pattern.

Ventilation, cleanup and inspection

Ridge vent and intake are balanced so the assembly can actually breathe. We magnet-sweep the property for nails, haul everything away, walk the job with you, and register the manufacturer warranty in your name.

What drives the price

Why two quotes can look nothing alike.

Roof size and pitch
Square footage sets the baseline, but pitch drives labor. A steep roof requires staging and slows every stage of the work, and it can add meaningfully to the total on an otherwise average-sized house.
Number of existing layers
Tearing off three layers costs more than one in both labor and disposal. It is also non-negotiable — covering existing layers hides the deck and shortens the new roof's life.
Decking condition
If the deck is plank with wide gaps, or has rot at the eaves, it needs replacing before anything goes over it. We assess and price this up front so it is in the number you agreed to.
Complexity: valleys, dormers, penetrations
Flashing is where roofs leak and where the labor is. Two roofs of identical square footage can differ substantially if one is a simple gable and the other has five dormers and three chimneys.
Low-slope sections
Porch roofs and rear additions below about a 2:12 pitch need a membrane, not shingle. That is a separate material and a separate crew skill, and any estimate that ignores it is quoting a roof that will leak.
Signs it's time to call
  • Granules collecting in the gutters or at the base of downspouts
  • Shingles that are cupped, curled or visibly lifting at the edges
  • Interior ceiling staining, especially near a chimney or wall junction
  • Daylight visible through the roof deck from inside the attic
  • Frost or damp sheathing in the attic in winter, which indicates a ventilation problem
  • A roof at or past twenty years on its original layer
