Roof Leak Repair explained
Water is coming through a ceiling, a wall or into the attic and you need the actual entry point found and sealed properly.
A leaking roof almost never leaks where the ceiling is stained. Water enters at a flashing joint, a nail pop, a cracked pipe boot or a worn valley, then runs along the underside of the decking until it finds a low point. Repairing the stain does nothing. Finding the entry point is the job.
We inspect by drone from above and, where accessible, in the attic from below, following the moisture trail back to the source. You see the photographs of the failure before you decide anything.
Chimney and wall intersections cause more roof leaks on North Jersey homes than shingles do, particularly on the pre-1960 housing stock across Garfield, Clifton, Paterson and Passaic where original step flashing was often mortared in rather than woven into the shingle courses.
When homeowners call us about this.
If any of these describe your roof, a free drone roof inspection will tell you exactly where you stand.
- Water coming through the ceiling during or after rain
- A brown ring on drywall that grows after each storm
- Damp insulation or wet decking in the attic
- Peeling paint on an upstairs wall next to a chimney
- Musty smell in the attic or top floor
- Drips that only appear during wind-driven rain
Our roof leak repair process.
Trace the leak to its entry point
Drone inspection above and attic inspection below, following the water path back to where it actually enters the assembly.
Photograph and explain the failure
You see the cause in photographs before approving any work, and you keep the images.
Rebuild the failed detail
Chimney flashing, step flashing, counterflashing, valley metal, skylight flashing, pipe boots and ridge caps are rebuilt rather than sealed over.
Stop active water first
If water is actively entering, we tarp or make a temporary repair the same visit and schedule the permanent fix.
Written estimate within 24 hours
Alba Pro Construction provides a written estimate within 24 hours of inspection.
What we install and why.
- New flashing metal
- Aluminum or copper step and counterflashing woven into the shingle courses rather than surface sealed.
- Ice-and-water shield
- Self-adhering membrane under repaired valleys, eaves and penetrations.
- Replacement pipe boots and collars
- Cracked rubber collars are one of the most common leak sources on roofs over 12 years old.
Most roof leak repairs are found and fixed in a single visit. Leaks that have soaked decking or framing may require a second day for deck replacement.
Roof leak repairs start at $450. Most fall between $450 and $2,500 depending on the source, the access and whether wet decking has to be replaced.

What homeowners ask us.
Why is my roof leaking when the shingles look fine?+
Most roof leaks start at flashing, valleys, skylights or pipe penetrations rather than in the field of the shingles. That is why we trace the water path instead of patching where the stain appears.
Can you fix a roof leak in the rain?+
We can tarp and make a temporary repair to stop active water entry in wet weather. Permanent flashing and shingle work is scheduled for a dry day so the materials seal correctly.
How much does roof leak repair cost?+
Roof leak repairs with Alba Pro Construction start at $450, with most falling between $450 and $2,500 depending on the source and scope.
Will my insurance cover a roof leak?+
Leaks caused by a sudden event such as a storm or fallen limb are often covered, while wear and age are typically not. Alba Pro Construction provides storm damage documentation and adjuster support where a claim applies.
