Roof Repair in Clifton, NJ.
Clifton's post-war capes and ranches were mostly re-roofed over the original layer, so repairs here often start with finding out how many layers are up there. Most repairs run $450 to $2,500 and get booked the same week, across Athenia, Allwood, Botany Village.

Why Clifton homes need this done right
Clifton is our highest-volume roofing city, and the pattern is consistent: Athenia Cape Cods and Allwood split-levels built in the late 1940s and 1950s, most now on their second or third roof. What we find under the top layer is usually original 3-tab shingle over plank decking with galvanized flashing that has rusted through at the valleys and chimney saddle — the flashing fails a decade before the field shingles do.
Split-levels bring their own detail: the intersection where the low roof meets the taller wall. That transition needs proper step flashing woven into each course plus a counterflashing let into the siding, and it is where almost every leak we chase in Allwood originates. We rebuild that detail on every Clifton split-level we re-roof rather than reusing the existing flashing.

What Clifton homes look like from the ladder
Clifton's size means enormous variety within one town - Athenia's cape cods, Allwood's split-levels, and the denser two-families around Botany Village and Dutch Hill each bring their own roof profile. A lot of the split-level stock has an intersecting roof plane where two different pitches meet at an interior valley, which is where we find the most weathered flashing on inspection. Older sections closer to Botany still have original galvanized step flashing that's long past its service life even when the shingles above it look fine from the ground.
Permits and inspections in Clifton
Clifton requires a construction permit with roofing subcode for tear-offs, and the city's inspectors are used to high volume given how much roofing work happens here, so scheduling is generally quick. Overlays are permitted on single-layer roofs in sound condition but Clifton inspectors check this closely since two-layer roofs are common in the older sections. Dumpster placement in denser Dutch Hill or Botany blocks sometimes needs a street permit; wider Allwood driveways usually don't.
Roofing pricing in Clifton
Split-level roofs with intersecting valleys cost more per square foot than a simple gable because of the extra flashing and cutting labor, which is the biggest single driver of price variation across Clifton. Homes in the older, denser sections with hidden layer buildup or galvanized flashing that needs full replacement also run higher. Straightforward cape and ranch tear-offs in Athenia fall toward the lower end of the range.

Removed a single layer of aging shingles, replaced deteriorated galvanized valley flashing with new aluminum step and valley flashing, added ice-and-water shield the full length of both valleys, then installed architectural shingles across all roof planes. Crew of four finished in three days. Total investment was approximately $15,100.

Roofing FAQs — Clifton
My Clifton split-level leaks where the low roof meets the wall. Why?
That wall-to-roof transition is the weak point on every split-level. Reused or caulked step flashing fails there. We strip the siding back, install new step flashing course by course, and add counterflashing so the joint is watertight without sealant.
Can you roof over my existing Clifton shingles?
We do not recommend it on Clifton's older homes. Most already carry two layers, and a layover hides the rusted valley and chimney flashing that is usually the actual cause of the leak.
Why does my Clifton split-level always leak at the same spot?
Almost always the valley where the two roof planes meet. Original galvanized flashing in that spot corrodes and pinholes over time, and by the time it's visibly rusted it's usually already let water into the deck. Replacing valley flashing with new aluminum and wider ice-and-water coverage during a re-roof solves it permanently.
Can you tell if my Clifton roof has one layer or two before you quote it?
Yes, we check during the free inspection by looking at the edge detail at the eave and rake, and sometimes by pulling a small test section. Clifton's older housing stock frequently has two layers already on it from a prior overlay, which affects whether overlay is even a legal option for the next job.
Do I need a dumpster street permit for a Dutch Hill or Botany Village job?
Often yes, since driveways in those sections tend to be narrow or shared. We check the address ahead of scheduling and pull the city permit if the container needs to sit curbside rather than on your property.
