Hackensack is the most architecturally mixed town we work in. Within a mile you can go from a 1920s Fairmount colonial to a mid-century apartment block to a recently renovated multi-family, and each of those wants a genuinely different approach. As the Bergen County seat it also has a denser, more urban core than the surrounding suburbs, which changes how we stage work.

The older single-family neighborhoods — Fairmount, the Heights and the streets around Prospect — are largely pre-war frame and brick homes with steep pitches, real dormers and, in a meaningful number of cases, original slate that someone has patched with asphalt over the years. Those mixed-material patches are usually the leak, not the slate itself.

Closer to the center, low-slope and flat roofs on mixed-use and multi-family buildings dominate. Those are membrane jobs, not shingle jobs, and they live or die on detail work at parapets, scuppers and roof penetrations. We quote them off a full roof walk rather than a satellite measurement, because the details are the entire cost driver.
